Real estate should generate income from the day you buy it. This is defensive. But investing well starts with the “buy”, understanding an assets intrinsic value.
We find real estate where value remains on the table, whether this means leasing vacant space or keeping the existing tenants happy whilst reviewing and extending their leases.
Whilst we do not speculatively develop, we will reposition real estate where it is no longer fit for purpose or where we can get a planning consent to realise its full long term potential.
Driving the numerator (rent/lettable space) is what we strive to do, whilst respecting the denominator (the market).
We are conscious of the long term historic and future value of an asset and select assets within these parameters.
Underwriting and leveraging with discipline and due diligence. We then build on this margin of safety by owning/creating the most liquid real estate within its sub-sector.
